Offer to Contract to Closing: The Heart of Buying or Selling a Home

   It’s the part that’s often glossed over or minimized on TV shows but the offer/contract to closing process is at the heart of buying or selling a home in Charlotte NC.

    Everything in a home search leads up to this phase and although it really isn’t the most glamorous or “fun” part of buying or selling a home in Charlotte NC it must be navigated to get to the closing table and actually buy or sell that home in Charlotte NC.  Till it’s funded and recorded that under contract Charlotte NC home for sale is “on its way to” but not yet actually sold, there’s quite a big difference!

   The offer/contract to closing phase is in my opinion the essence of the home buying or selling process.  It’s when everything comes together, all the pieces of the puzzle and ALL of the players on both teams do their part to help buyer and seller reach the final destination of a successful real estate transaction.

   For buyer and seller…..it’s when the stress, emotions and pressure are at their absolute peak

   Offer/contract to closing on a home in Charlotte NC starts once buyer makes an offer to purchase a Charlotte NC home for sale, leads to negotiations between buyer and seller and a purchase contract once buyer and seller agree on ALL of the Charlotte NC real estate purchase contract terms. (If buyer and seller can’t agree, buyer moves on and seller must wait for another offer to purchase their Charlotte NC home).

   Once a purchase contract is reached (in WRITING) the “deadline clock” then starts ticking and the process winds through buyer’s mortgage process (which is ongoing till funds are at the closing office), the home inspections, insect inspections, any repair issues, surveys, title searches, appraisal, the packing and moving process, and all of the associated contract deadlines along the way.

   The offer/contract to closing process continues to get more and more complex.  Our current purchase contract in NC alone has 8 pages of duties for buyer and seller, it’s a lot more involved than agreeing on a purchase price and saying “see ya at closing”!!!  Not to mention the buyer’s mortgage process from application to processing, underwriting, loan commitment and funding of the buyer’s loan for that Charlotte NC home they’re buying.

  No it probably isn’t as much fun as touring homes for sale in Charlotte NC and there will be twists, turns and pitfalls along the way but at the end of the offer/contract to closing phase the successful Charlotte NC home purchase awaits (and of course successful sale and ability to move on for the home seller).
