Madison Park Neighborhood Real Estate Market May 2010

   The amount of available homes for sale in south Charlotte NC’s Madison Park neighborhood has continued to increase as of May 2010, while under contract activity has only slightly increased and the pace of sold real estate listings has remained stable.

   All of that has led to another increase in the Madison Park neighborhood real estate inventory which is currently at a 16.2 month supply of homes for sale.

    The 62 available real estate listings in Charlotte’s Madison Park neighborhood are priced from $121,500 to $337,00.

    The upper $100’s through upper $200’s continue to have the highest amounts of available, under contract and recently sold real estate activity – particularly the $200,000 price ranges.

The 23 recently SOLD real estate listings in south Charlotte NC’s Madison Park neighborhood….

– had an average sales price of $219,867 (range was $48,500 to $282,500)

– spent an average of 95 days on the market before going under contract (range was 1 day to 369 days)

– sold for an average of 88.8% of the Original List Price (range was 44.1% to 108.6%)

seller paid closing cost contributions of $150 to $7,500 were included in 8 of the 23 recently sold Madison Park real estate listings

Madison Park is a Charlotte NC neighborhood of single family homes built primarily in the 1950’s and 1960’s, located within minutes of the light rail line and is convenient to both South Park and Uptown Charlotte NC.
